Booking

The completed booking form should be returned with the non-refundable deposit of £250 per week. Your reservation will be confirmed on receipt of the signed booking form and deposit. This amount should be sent to us within 5 days of the initial confirmation booking or your option will be automatically released. The signing of the booking form confirms acceptance of the terms and conditions of all persons intending to occupy the villa. The balance of the cost of the villa must be paid no later than 10 weeks before departure. If booking is made within 10 weeks of departure, then full payment must be made at time of booking.

Cancellation

In the event of cancellation the party leader must notify us in writing. We reserve the right to cancel the booking if the final payment has not been made 10 weeks before arrival. Additionally, if cancellation occurs within 56-43 days before departure, 50% of the total holiday cost will be charged, within 42-29 days 70% will be charged and within 28 days before departure, the total cost will be forfeited by the client. We will gladly provide proof of payment for the purpose of an insurance claim.

Cancellation or Change by us

Whenever possible any change will be advised without delay. Should circumstances beyond our control require the booking to be cancelled or amended we will wherever possible offer you an alternative property. Should this prove to be unacceptable, write to us straight away. Once your instructions have been received in writing, a full refund of all monies paid for the rental will be made.

Amendments

If after confirming your booking you decide to alter any details we will do our utmost to make the requested change, provided that we are informed at least 8 weeks prior to the rental commencement.

Refundable Security Deposit

A credit card security deposit of $250 or $1000 Cash per booking will need to be supplied to the management company on collection of the keys from their offices in Orlando. This is conditionally refundable within 30 days of your departure. All or part of the security deposit may be retained by us to cover excess cleaning costs, replacement or repairs to the property or any of its contents, the pool, the patio or its grounds, excessive utility bills due to external doors being left open when air conditioning is on or water wastage. It may also be retained by us should the key to the property not be safely returned to us. Any defects found on arrival MUST BE NOTIFIED TO THE MANAGEMENT WITHIN 24 HOURS or you may be held liable.

There is also an option to take out insurance, this avoids the need for the security deposit and can be paid to the Florida Homes Inc. (the management company) on arrival. The cost is $45 for the duration of your booking.

Force Majeure

We cannot be liable for any loss, damage or injury arising in connection with your stay in the rental home caused by matters outside of any reasonable control, including acts of God, war, civil disturbances, strikes or other industrial action, acts of Government or any event beyond our control.

Arrivals and Departures

Check-in time is after 4.00pm on the day of arrival. Check-out time is before 10.00am on the day of departure.

Liability

We accept no responsibility whatsoever for personal injury, loss or damage to persons or personal effects howsoever caused.

Insurance

You are strongly advised to take out adequate insurance cover. Never travel without insurance. We are not responsible for any deaths, injuries, illness or loss or damage to property, including motor vehicles or to that of any guest however caused.

Swimming Pool

Use of the swimming pool is at your own risk. No liability will be accepted for injuries howsoever caused as a result of its use. For your own peace of mind, please do not allow children to use or play near the swimming pool unsupervised. No glass of any kind is allowed in the pool area. Diving is not permitted. If a pool heater is inoperative due to a breakdown which cannot be repaired within 24 hours, our liability is limited to the amount of supplement paid for the pool heating not supplied.

Smoking

For safety reasons and out of consideration for future guests, smoking is not permitted inside the villa.

Security

During your stay, whenever you leave the property, you are expected to ensure that all windows are closed and that all doors are locked and the alarm system is activated.

Local Laws and Community Restrictions

Only the persons named on the booking form are allowed to use the villa and facilities at Majestic Villa. This is required by Florida State Law. The number of occupants must not exceed 10 persons. It is unlawful in Polk County to create noise at such a level or for such duration, that the noise unreasonably interferes with your neighbours’ comfortable enjoyment of their property.

Photographs and Video Tour

These are intended as a guide to the quality and description of the property. We reserve the right to make modifications which are shown to be necessary in the light of operating experiences. In the event that unintentional errors, mistakes or omissions occur, we cannot accept liability for these details.

Price Guarantee

The prices quoted are subject to change. However, the price is fully guaranteed when the deposit has been paid and the acknowledgment/receipt has been issued.
